House Appraisal For Your Property?

If you’re thinking about selling, you’ll be needing a house appraisal and some guidance on the approximate value of your home in the current market.

A house appraisal and market appraisal often yields two different home values. Let me explain …

For the uneducated or uninitiated, this can be a particularly confusing time, because it’s a good bet you’ve already had a chat to your partner, friends, family and neighbours about the potential selling price your home might achieve.

Along with your own opinion, there’s also your lawyer’s opinion, and probably your accountant’s, and then there’s the agent who recklessly informs you it will sell for “moonbeams”, just to try and secure your business.

There we have 8 different opinions about the value of your home, and of course, everyone thinks they’re an expert.

Confusing right?

The only opinion that really matters of course (#9), is the market’s.

To get a ball park picture of where your home’s value sits in the market place, requires a detailed look into previous sales in your area.

Living in Auckland doesn’t automatically guarantee you a “squillion dollars” when you sell, so let me tell you how I go about my appraisals.

I have access to three different Real Estate portals, including the REINZ, that deliver detailed up-to-date facts and figures about every Real Estate transaction in your street, suburb and district.

From this information, I’m able to produce comparisons between the features of your property, and similar properties to yours that have sold over the last 3 to 6 months, longer if needed.

IMPORTANT:

The house appraisal figure or range I produce from this information is a statistical analysis, that is neither right, nor wrong. It is only a document of record detailing what similar type homes like yours, sold for, and when.

Yes, it’s fair to say every home is different, and for varying reasons, should expect their own unique selling price, or even a premium. But that’s a discussion that brings about how your home is presented to market, and how to raise the perception of home value in the buyer’s mind.
